Commissioners express support for lowering or eliminating minimum lot sizes

Matt Steffen, Sonny Plugge, and John Jacobsen of the county’s planning and zoning board were in attendance at the regular meeting of the Gregory County Board of Commissioners on Tuesday, July 15, 2025, to ask for the commissioners’ thoughts on a change to the zoning ordinance that would decrease the minimum lot size to ten acres to build a dwelling in an ag district. The new ordinance would allow some exceptions. Because the South Dakota Housing Program will not provide any financing on more than five acres, an exception would be allowed for anyone trying to get a loan through this program. The ordinance would also allow exceptions for established identifiable lots that are less than ten acres, such as those created by Highway 18.
